Nothing on a house fails all at once. Caulk fails, then water gets behind it, then the wood softens, then the framing goes, then the drywall inside. Each of those steps costs more than the one before it, and the first step usually costs almost nothing.
We started the Preventative Maintenance Plan in 2012 for exactly that reason — after a season of storm-damage calls where most of what we were fixing had been preventable.
A column. Caught in time, paint and caulk would have been about $60. Left another year, the column had to be replaced: $650.
A soffit. Painting, caulking and a gutter correction would have run about $250. Instead it rotted through, water got inside, and by the time we opened it up the drywall, insulation, framing and hardwood flooring were involved. Final bill: $4,750.
Neither of those homeowners was careless. Both had something small on a list that never quite got to the top of it.
We evaluate the house. A specialist walks the whole property, inside and out — roof and flashing, gutters and drainage, siding and trim, doors and windows, plumbing, electrical, the places water gets in.
We sit down with you. You get the findings, your options, and pricing. Nothing gets done because we decided it should.
We come back. Every 3 or 6 months depending on your plan, and check the things that change. Some plans include hours of general maintenance work in the visit.
