Siding goes green on the north side. The concrete by the garage has a dark stripe where the gutter overflows. The deck looks grey and feels rough, and the porch ceiling has that dusty film nobody notices until it’s gone.
That isn’t wear. It’s mildew, algae and pollen sitting on the surface — and most of it comes off. We pressure wash houses across Winchester and Frederick County, and a lot of the time it buys people two or three more years before anything needs painting.
Siding. Vinyl, aluminium, fibre cement, brick and stone. Including the shaded side that went green first, and the soffits and porch ceilings that get skipped.
Decks and porches. Cleaned back to clean wood, ready for stain or paint. Composite decking too, which needs a gentler touch than people give it.
Concrete. Driveways, sidewalks, patios, garage floors and steps. This is where the difference is most obvious and most satisfying.
Fences. Wood and vinyl, both sides.
Everything else out there. Retaining walls, pavers, railings, outdoor furniture, the trash-can pad, and the front steps that get walked on every day.
Concrete will take pressure that would destroy painted wood. Vinyl siding forced upward takes water behind it, and old caulk and glazing don’t survive being blasted at close range.
So we don’t use one setting on everything. Hard surfaces get the pressure they need, siding and painted wood get a gentler wash, and the goal is a clean surface — not a stripped one. Cleaning a house is not supposed to create a repair.
While we’re up there we’ll tell you what we see: soft trim, failing caulk, a rotted board behind a gutter. Not to sell you something — because you can’t see it from the ground, and it’s cheaper this year than next.
The most-searched version of this job around here is pressure washing and painting together, and it’s the right way round.
Paint over mildew and you get paint on top of mildew — it comes back through, usually within a season. Wash it, let it dry properly, repair what needs repairing, then paint. Because we do painting and carpentry with the same crew, that whole sequence is one job on one schedule rather than three companies and a month of waiting.
The same goes for decks: wash, let it dry, sand what needs it, then stain or paint.
Gutters. If we’re already washing the outside of the house, having the gutters cleaned in the same visit costs less than having somebody come back for it — and the fascia behind them is exactly where the rot starts.
Most people call us for one thing and hand us three. That’s how this is supposed to work.
