A supply line letting go in a dental practice. A dead bank of lights over a checkout lane. A door closer that gives out at four o’clock on a Friday. None of those are big jobs. All of them are urgent, because the difference between fixed tonight and fixed next week is a day of business.

Lighting. Interior and exterior fixtures, ballast and LED changeovers, parking lot and signage lighting, exit and emergency lights, and the two fixtures over the register that have been out for a month.
Plumbing. Restrooms, break rooms, faucets, toilets, water heaters, shutoffs and leaks. Break rooms and public restrooms take more abuse in a month than a house does in a year, and they show it.
Doors and hardware. Entry doors, closers, thresholds, panic hardware, locks and strikes. The single most common commercial call we get, and the one most likely to be urgent.
Drywall, ceilings and paint. Tenant turnover, wall and ceiling repair after a leak, drop ceiling tiles and grid, and repainting between occupants. One crew does the repair and the paint, so the space comes back in one pass.
Exteriors. Pressure washing the front of the building, the sidewalk, the entryway and the dumpster pad — plus gutters, trim, soffit and rot repair. The front of your building is the first thing a customer reads about you.
Small build-outs. Partition walls, offices, break rooms, counters, shelving and fixtures. Not ground-up construction — the interior changes a growing business actually needs.
The most-searched commercial term in this area isn’t a repair at all — it is property maintenance, and that is a different arrangement. Instead of calling when something fails, somebody walks the building on a schedule and catches things while they are still small.
